How the numbers are calculated

Principal and interest (your EMI in India) use the standard fixed-rate formula, where L is the loan amount, r is the monthly rate and n is the number of monthly payments:

M = L × r × (1 + r)^n ÷ ((1 + r)^n − 1)

For example, $320,000 at 6.5% over 30 years gives $2,022.62 a month. A 0% rate divides the loan evenly over the term. If you set “Rate changes after”, the payment is recalculated on the remaining balance and remaining term at the new rate. Yearly amounts such as tax and insurance are divided by 12. Extra payments go straight to principal.

United States: PMI applies only when the down payment is under 20%. It is the original loan times the yearly PMI rate divided by 12, and it stops once the balance reaches 80% of the price. Affordability uses front-end and back-end debt ratios on gross income.

India: Affordability uses the share of net income banks allow for EMIs (FOIR) and the RBI loan-to-value limits by loan size: 90% up to ₹30 lakh, 80% up to ₹75 lakh and 75% above. Stamp duty is not financed.

United Kingdom: Stamp duty (SDLT) uses the England and Northern Ireland bands: 0% to £125,000, 2% to £250,000, 5% to £925,000, 10% to £1.5 million and 12% above; first-time buyers pay 0% to £300,000 and 5% to £500,000; additional properties pay a further 5%. Affordability uses an income multiple applied to income after existing debts, with a maximum 95% loan-to-value.
